A house move involves a mortgage application, a sale, a purchase, two solicitors, an estate agent, possibly a chain, valuations, surveys, and timing that has to line up across all of it. The mortgage is one piece. Most things going wrong in a move aren't actually about the mortgage — but the mortgage is where the dominoes can fall fastest if it isn't handled properly.

If something wobbles — a buyer pulling out, a survey throwing up something unexpected, a delay further down the chain — we've seen it before. We know who to call and what to ask for, and we won't panic.

Once you know which way you're going, the job is keeping things on track. We submit the application, push the lender for the offer, deal with the valuer if there are any issues, and stay in regular contact with your solicitor and the estate agents on both sides of the chain.
